Find an agent
Beware of walking onto a new construction site without an agent... you just might find yourself signing on with the builder's agent, who's NOT out to protect your interests. Save yourself the headache and find your own agent first!
Research the builders
There are a TON of builders in the Triangle, and a lot of new homes and communities. But they definitely don't all offer the same quality, craftsmanship, or customer service.
Explore the community
Apex or Cary? Holly Springs or Fuquay Varina? Raleigh or Durham? There are so many choices... and so many neighborhoods within each. Definitely take some time to learn more about each area and its new communities to determine which is best for you.
Find out what's included
Those model homes sure look spiffy! But before you jump right in and buy a home just like them model, find out what features are included... and which are going to cost you extra. Add-on features can add up.
Determine What's Covered
Don’t ever assume warranties are in place. Check with the builder to determine exactly what’s covered, including the structure, roof, and appliances, and who’s covering them (i.e. builder vs. manufacturer).
Prepare to negotiate creatively
Don't bother asking for a price reduction; most builders are pretty set on their numbers. But that doens't mean you can't still get a good deal or maybe even a few extra features!
Always Inspect
Even new homes can have flaws... builders do make mistakes! Wouldn't you rather know about them while you can still make the builder fix them... or walk away?
