9 Rules for Effectively Marketing Your Home

A home that isn’t seen is a home that isn’t sold. If you want to sell your home for top-dollar, you'll need to make sure as many buyers see it as possible. And once you have their attention, you’ll need to impress them with an inviting space that feels like home.

At Carla Freund Realty Team, we believe that marketing your house the right way from the start will bring you the results you desire. Here are our nine rules for great marketing during the selling process.

9 Strategies for Effectively Marketing Your Home

Build Your Online Presence

Gone are the days when simply sticking a ‘For Sale’ sign in the yard sells a home. If you want to reach as many buyers as possible, you need to get online. Listing with MLS and other popular marketing sites can get your home seen by thousands of potential buyers. And all reputable listing agents will have a well-thought-out strategy for building your online presence as well.

Price It Right

Putting an accurate price tag on something as sentimental as your home can be a challenge, but it’s essential to getting your home sold as quickly as possible. With a wealth of information at their fingertips online, potential buyers can find out if your home price is comparable to others in your area within seconds. If it’s overpriced, you just lost a possible sale. On the other hand, pricing too low cuts into your bottom line, so be sure to do your research before you set your price.

Take Photos, Photos, and More Photos

A single photo of your home’s exterior isn’t going to inspire buyers to place a bid. In fact, buyers want to see as much of your home (inside especially) as possible before they commit to contact you or your agent for a home viewing. Remember, we’re all short on time, and buyers don’t want to waste theirs making phone calls about a home that might not be what they want. And professional real estate photographers can be a worthwhile investment to help show off the best your home has to offer.

Host a Virtual Tour

As wonderful and eye-catching as photos are, video tours take your imagery to the next level. A well-orchestrated video or virtual tour of the home really brings the buyers into the home and gives them the feeling of being there. If done well, this will make them want to see more and eventually lead to a home viewing.

Remember, Print Advertising Isn’t Dead (Yet)

In the spirit of using every possible outlet to market your home, place the listing local print publications. Typically, these publications are free to get, and home sellers pay a small fee to have their property listed with a photo and description. You’d be surprised how many prospective buyers still grab one at the grocery store!

Get Direct

Direct mail might be an oldie, but it’s still a goodie. There’s no guarantee a person will go online every day or head to the local store to pick up a publication. They will check their mailbox, though—and that’s why direct mail is a chance to put your home in their hands, literally. There are many services out there that can help you out with direct mail campaigns without breaking the bank!

Let Buyers See the Signs

Although it won’t sell a home on its own, good signage is still a key part of selling property. Some buyers are just more traditional in their approach and choose to drive around looking for homes that are for sale. Having a very nice and CLEAN ‘For Sale’ sign will also get the attention of neighborhood visitors that may be there for other reasons. Make sure your sign includes updated contact information—a disconnected number or deactivated email address means the end of that buyer’s interest.

Up Your Curb Appeal

Once the buyer looks past the ‘For Sale’ sign, what do they see? Make sure the answer to this question is “an attractive home.” Keep your home looking sharp at all times while it’s for sale. You never know who is driving by for a quick “peek-a-boo,” and if the lawn is unkempt or the siding needs to be pressure washed, they’ll keep on driving.

Impress at Open House

By now, you should have an influx of buyer interest and, more importantly, home showings. Get an experienced agent on your side who can show you how to stage a home for success and help you orchestrate open houses. Open houses are essential to the selling process, allowing you to show off your home to several prospects at a time and answer any questions they might have. Spruce things up with candles and relaxing music to create an ambiance that makes them want to call your property home.
